Popular Business Park Attracts Occupiers Despite Pandemic
11 December 2020
Fairways Business Park in Livingston, West Lothian is close to full occupation with five lettings concluded in 2020, defying tough market conditions experienced by office landlords with people working from home.
November has seen health and home care services company Lucerne Scotland secure the 2,889 sq ft first floor of 3 Deer Park Avenue on a five-year lease. Facilities management company Enertech FM has taken the 1,700 sq ft ground floor on a three-year lease.
Earlier in the year The Edinburgh Driveway Co. leased the ground floor of 2 Deer Park Avenue and TOMRA, a reverse vending recycle company headquartered in Norway, leased the ground floor of 1 Deer Park Avenue totalling 3,300 sq ft.
Finally, existing occupier Cesscon Decom Limited expanded their presence in the business park leasing 3,500 sq ft in 9 Deer Park Ave for a further five years.
Fife-based owners JW Muir (Property Investments) Ltd undertook an extensive refurbishment project in advance of the lettings. William McAlister, Property Director commented:
“Since lockdown restrictions were relaxed in the summer, we have welcomed four new occupiers to Fairways Business Park and overseen the expansion of a valued existing tenant within the estate.
“This is testament to the high-quality office environment, which is conveniently located with the added amenity benefits provided by Deer Park Golf & Country Club next door.”
Joint Letting agent and Associate Cameron Whyte of Ryden commented:
“Unlike the previous recession which severely impacted out-of-town office locations such as Livingston, this pandemic seems to be having the opposite effect as the attraction of city centre amenities is currently less appealing to occupiers.
“The highly accessible location of Deer Park and the volume of car parking combined with high quality refurbishments has proven popular with companies looking to offer staff flexible working conditions.”
Fairways Business Park is located in a prominent position at J3 of the M8. The remaining space includes just one refurbished office suite of 575 sq ft at 2 Deer Park Avenue, which is available on flexible lease terms with dedicated front door parking.
Ryden, joint letting agent CBRE, and legal advisors Davidson Chalmers Stewart are representing J W Muir (Property Investments) on all of the lettings.
